New Public Spaces to be Developed in Hyundai Motors Global Business Complex in Gangnam, Seoul
The Hyundai Motor Global Business Complex (GBC) in Samseong-dong, Gangnam, Seoul, is set to feature new public spaces, including a science center, performance venue, and rooftop garden for citizens and tourists. On September 9, the Seoul Metropolitan Government announced that the 6th Urban and Architectural Joint Committee had approved amendments to the detailed development plan for the International Exchange Complex, reflecting the results of additional negotiations between the city and Hyundai Motor last December.
This decision includes administrative measures that introduce new recommended uses following the elimination of certain designated uses, along with changes to floor area ratio, height plans, and public contribution plans. According to the proposed plan, cultural and leisure spaces for citizens will be established alongside international business support facilities, including an experiential science center (exhibition hall), performance venue, a low-rise rooftop garden, and high-rise observation areas.
The plan also includes pedestrian axes connecting the International Exchange Complex from east to west, an urban forest at the center of the site, and underground passageways linked to the complex transfer center on Yeongdong-daero. The total public contribution is estimated to be 1.98 trillion won (as of May 2016), aimed at key facility construction for the International Exchange Complex, such as the underground space development on Yeongdong-daero, remodeling of the Jamsil Sports Complex, and road projects to alleviate traffic congestion in the area, as well as the creation of waterfront spaces along the Han River and Tancheon.
The site is considered a core area within the International Exchange Complexs district unit planning zone. The GBC project began in 2014 when Hyundai Motor Group purchased the former Korea Electric Power Corporation site and sought to create a mixed-use facility for business, hotels, and culture following preliminary negotiations with the city in 2016. However, due to changes in domestic and international conditions, the developer proposed modifications to the project plan.
The completion of the district unit plan review is a significant step towards realizing this ambitious project, which promises to enhance the cultural and recreational offerings of the area while supporting international business activities.
